- Upon the
signing of a completed Marketing Agreement, furnish your salesperson with:
- Name of your attorney, address and phone number
- Copy of the Owner's Policy of Title Insurance
- Latest Paid tax bill
- Survey (if available)
- Name and account number of mortgage holder
- Key to your home for the lock box
- Names and phone numbers WHERE YOU CAN BE REACHED AT ALL TIMES
- Review a blank form of the Standard Residential Sales
Contact - REALTOR Association of the Western Suburbs - prior to any actual sales
presentations. If either or both you and your spouse may be out of town, be sure
that the person(s) out of town has a copy of the form available to them so that a sales
presentation may be properly discussed by telephone. When an offer to purchase is being
presented, do so a a large table, turn radio or TV off, try to keep children from
disturbing you. Your salesperson will review the various contingencies of the offer.
Normally they are:
- Buyer's Name and their qualifications
- Property address and lot size
- Personal Property Clause
- Purchase price
- Earnest Money
- Occupancy and closing dates
- Loan clause
- Brokerage
- Attached Riders
The above is not necessarily in order of importance. Most often the price is NOT the most
important clause and OFTEN the first offer is the best offer. Your salesperson
and/or attorney will explain the Sales Agreement. Please make sure you clearly understand
all clauses. IF YOU HAVE ANY DOUBTS, QUESTIONS OR CONCERNS, TALK TO YOUR SALESPERSON
AND HAVE THEM ATTACH AN ATTORNEY RIDER TO YOUR SALES AGREEMENT.
- Try to keep your home ready for showing. Our policy is to
call before showing, although this is not always possible. We urge you to follow the
enclosed home owner hints.
- Keep us informed of any activity. Obtain cards from
representative of other offices so we can call them for client reaction and report back to
you with this information.
- Please DO NOT discuss price, terms or other negotiations
with prospects or other brokers. This is our job and all contracts should be submitted to
you by a member of our firm.
- We ask that you be absent during showings of your home.
Turn off the radio or TV, turn on the lights, set the "stage" and make your home
as inviting as possible.
- LET US KNOW WHERE YOU ARE! Who can reach you? How can
we reach you if an offer to purchase should be presented to us? Who else may have a key to
your home? It is amazing the number of times that we have not been able to find someone
who is "always at home"!
- Tell your friends and acquaintances that your house is for
sale and that we are marketing it for you. "Do not hide your light in a basket."
- We are required to submit all written offers to you whether
or not we can recommend your acceptance of the offer.
