Seller's Closing Procedure

1. You home must be available for the Buyer's appraiser, provided Buyer is making a mortgage. Either you or your attorney will be expected to prepare for closing by doing some or all of the following:
   
   - Ordering Final Payout on your present Mortgage
   - Order Survey
   - Order and review Title Commitment
   - Prepare Deed
   - Prepare Affidavit of Title
   - Prepare Bill of Sale
   - Prepare Closing Statement
   - Prepare Alta Forms
   - Prepare Transfer Declaration
   - Coordinate time and day of closing with all parties

2. The above list is not meant to be all inclusive for each transaction. Also, at the direction of your attorney we often cooperate in coordinating closing and assisting with delivery of the documents.

3. The customary expenses in connection with the sale of your home are as follows:
   
   - Net Mortgage Balance
   - Title Search Charges
   - Survey
   - Transfer Stamps
   - Accrued Tax Liability
   - Prepayment Penalty
   - VA or FHA Points, if applicable
   - Attorney's Fee
   - Brokerage Fee

4. Before leaving your home, check the following:
   
   - LEAVE EXTRA KEYS in a safe place along with
   - Automatic Garage Door Openers
   - Any existing warranties & instructions or pertinent information needed for the appliances, utility
     maintenance (furnace, water heater, AC, etc.)
   - Give your neighbor your salesperson's phone number, if they are watching your home.
   - Arrange to have final trash removed, remember the Sales Agreement reads "Broom Clean"
   - Make sure All equipment left on the premises is in working order
   - PLEASE REREAD the Sales Agreement to be sure you do not remove any items which you
     agreed to leave, including drapery rods, lightbulbs, etc.
