Every home that is listed by Krueger Realtors will have a
written Marketing Plan that the homeowner has reviewed and approved. This is a
necessary first step to insuring that we meet or exceed your expectations. A typical
Marketing Plan is provided below. However, the plan for your home will most likely be
tailored to meet the unique needs of your situation.
30-DAY MARKETING PLAN
WEEK 1
- Within hours of signing the Marketing Agreement, all
information will be entered in the MLS (Multiple Listing Service) Computer for Realtor
viewing in the multi-county area.
- Prepare customized SPECIAL FEATURES sheets and LISTING
SHEETS to be available in the home for Realtor tours and showings
- After signing the Marketing Agreement, a KRUEGER REALTORS,
"For Sale" sign will be placed on your front lawn.
- Within hours of signing the Marketing Agreement, property
will be added to www.KruegerRealtors.com and have information available on-line via the
Internet.
- Prepare and personally distribute NEW LISTING flyers to all
of the area real estate offices so that the agents will have full information even before
they receive it from the computer
- Have KRUEGER staff tour home for familiarity for buyers
- Prepare all advertising copy
- Call for client reaction on any showings during the week.
WEEK 2
- Put home on the weekly Realtor tour. This tour is held on
Tuesdays and Wednesdays from 9am-4pm. The purpose of this tour is for Realtors to preview
new listings in their area. It is important that the home be vacant (pet too!) during the
tour times. This will make your home more accessible to the Realtors looking for a
particular home for a particular buyer.
- Advertise in Local Newspaper
- Advertise in the Harmon Home magazine - DuPage Edition
- Call for client reaction on any showings during the week and
Realtor reaction from the Tour
WEEK 3
- Put home on the weekly Realtor Tour
- Continue Advertising
- Distribute new flyers to TOP AGENTS
- Call for client reaction on any showings during the week
- Hold "Open House" for public viewing
WEEK 4
- REVIEW LISTING PRICE
- Put home on the weekly Realtor Tour
- Prepare and distribute information to area offices regarding
any price adjustment, if necessary.
- Repeat week 2
- Call for client reaction and discuss the market conditions
with Seller.
When Purchase Agreements are presented to you:
- We will negotiate the offer with you and the buyer's agent.
- We will give our best advice on price and terms.
- We will qualify the buyer before acceptance of an offer.
- We will discuss the entire agreement in detail.
- We will discuss all your costs and the estimated net
proceeds.
- We will follow the transaction all the way to the final
closing.
